Phase II Student Housing

The Phase II College Park Apartments were constructed in 1976. They consist of five two-story buildings. The buildings are configured as 18 one-bedroom units, and 66 two-bedroom units, originally designed to house two students per bedroom for a total of 300 residents In addition to the bedroom(s), each apartment has a living room, kitchen, and bath. Currently, given the use of several apartments for information technology cabling and network communications infrastructure, the apartments can accommodate 44 students in one-bedroom units and 223 in two-bedroom units. The original bond issue that financed the structures has been paid off, so there currently are no debt service payments related to this phase.

Facility condition audits commissioned by the college in both 2002 and 2009 noted the poor condition of the buildings and recommended replacement of their roofs, siding, glazing and packaged, self-contained air-conditioning and heating systems. Recommendations from design professionals are to:

  1. Replace the deteriorating and leaky roofs with EPDM rubber roof membrane over rigid board on top of tapered thermal foam EPS roof insulation. This new system would be energy efficient and minimize heat loss in winter and heat gain in summer.
  2. Replace rotted and weathered cedar siding with a vinyl, high impact-resistant solid core insulation siding system. Such a system lays flat to an exterior wall, and is energy-conserving, sound-attenuating, and impact and weather resistant.
  3. Upgrade the single-pane, poor insulating window system with fiberglass, multi-channel foam filled frames and clear insulating glass. The new glazing system will not warp, crack or rot. Other advantages include reduction of air leakage, resistance to chemicals and corrosives, durability, minimal condensation and sound insulation.
  4. Replace in kind the packaged direct exchange heating and air conditioning units that are currently over 30 years old.

The renovation work has started, with re-roofing and replacement of mechanical units to take place during June and July of 2012. Exterior façade replacement will continue during the fall 2012 semester, with completion expected by the end of calendar year 2012.
